AMD still owns gaming. Intel just got interesting again. Apple quietly shipped a 2nm desktop. And none of that is the thing that should decide your build this year.

Buy now, or wait for 2027? What is actually shipping, what is only leaked, and what the memory market is doing to both. The short version

  • Best gaming chip you can buy today: Ryzen 7 9800X3D, or the 9850X3D if you want the last few percent.
  • Best value chip you can buy today: Intel Core Ultra 7 270K Plus. Arrow Lake finally got fixed, and it undercuts AMD badly on price.
  • The real story: memory and storage have roughly quadrupled since 2025. RAM and the SSD may now cost more than your CPU and motherboard put together.
  • Waiting for 2027? Intel's Nova Lake needs a brand-new socket. AMD's Zen 6 is expected to stay on AM5. That difference matters more than any benchmark on this page.
  • Do not wait for cheap RAM. Nobody credible is forecasting real relief before late 2027.

Last year's build advice is broken

We publish a lot of hardware guides here, and we are going to start by correcting one of our own. Our 2026 gaming build guide opens by saying GPU prices have stabilised and DDR5 is the boring default. That was a fair read when it was written. It is not true now, and anyone building from it without adjustment will get a nasty surprise at checkout.

Here is what changed. Samsung, SK hynix and Micron shifted fabrication capacity toward high-bandwidth memory for AI accelerators, which is far more profitable than the DDR5 that goes in your desktop. TrendForce reported conventional DRAM contract prices rising roughly 90 to 95 percent quarter over quarter in Q1 2026, and continued to forecast increases through the year. NAND flash followed. GamersNexus tracked average 2TB NVMe drives going from around $190 to close to $450 over the same window.

Retail has followed contract pricing. As this is written, a 32GB DDR5-6000 kit that sold for roughly $90 in mid-2025 is being quoted in the $375 to $400 range. Tom's Hardware's price index put a 64GB DDR5-5600 kit at $1,118 in mid-August 2026 against $191 a year earlier. Those are extraordinary numbers and we would encourage you to check them yourself before you believe us, because they sound like typos.

Set expectations before you shop

Every price in this article is a street price at the time of writing, gathered from published retail tracking. In this market they move weekly and often upward. Treat them as a snapshot for calibration, not a quote. We are not forecasting the memory market and neither should anyone selling you parts.

AMD: still the default answer for gaming

Nothing has dislodged 3D V-Cache. AMD stacks extra L3 cache directly on the processor die, game engines love it, and the result is a gap Intel has not closed in three years. Tom's Hardware kept the Ryzen 7 9800X3D as its top gaming pick through its mid-2026 testing, specifically on price.

Ryzen 7 9800X3D — the one most people should buy

Eight fast cores, a huge cache, and it runs cool enough to sit under a modest air cooler while you stream. If your build is for gaming and the answer needs to be simple, this is the answer. Tom's Hardware's argument for keeping it on top is that it sits about three percent behind the newer part for meaningfully less money.

Ryzen 7 9850X3D — the same chip, clocked higher

8 cores / 16 threads · 96MB L3 · 5.6GHz boost · 120W · AM5 · $499 launch price

Launched at CES 2026. Identical core and cache layout to the 9800X3D with roughly 400MHz more boost clock. It is the fastest gaming CPU on the shelf. It is also a rounding-error upgrade over a chip that costs less, which is a strange thing to say about a flagship, but that is where the generation landed.

Ryzen 9 9950X3D — game and work on one machine

16 cores / 32 threads · 128MB L3 · 170W · AM5

Sixteen cores plus 3D V-Cache. Slower than the 8-core parts in a handful of titles because of how work gets scheduled across two core complexes, but close enough that most people never notice, and vastly faster in rendering, compiling and encoding. This is the chip we spec for people who game in the evening and bill hours during the day.

Ryzen 9 9950X3D2 Dual Edition — read the fine print

16 cores / 32 threads · 208MB total cache · 5.6GHz boost · 200W · AM5

Released 22 April 2026, and the first desktop part with 3D V-Cache on both core dies. AMD positions it for developers and creators rather than gamers, and the performance figures in AMD's own announcement come from BOXX performance labs against a 9950X3D, so treat them as vendor-supplied. Worth knowing before you buy: several established outlets, including TechPowerUp and GamersNexus, publicly noted they were not sampled for review. That is not proof of anything, but it is a reason to wait for independent numbers on a 200W flagship rather than pre-ordering on a press release.

The AM4 revival, which is stranger than it sounds

In May 2026 AMD announced a re-release of the Ryzen 7 5800X3D as an AM4 10th Anniversary Edition, alongside a Ryzen 7 7700X3D. Tom's Hardware's 2026 testing still has the 5800X3D as the fastest DDR4 gaming CPU available, ahead of Intel's Core i9-14900K. At around $340 it is a genuinely rational buy right now for one reason that has nothing to do with the chip: it runs on DDR4, and a 32GB DDR4-3200 kit is roughly half the price of the DDR5 equivalent. Check your specific board's compatibility list first.

The platform argument

AMD said in May 2026 that it intends to support socket AM5 through 2029, and documentation surfaced by data miners lists the upcoming Zen 6 desktop parts under AM5. If that holds, a board you buy today accepts a CPU generation that has not launched yet. Nothing in this article is more valuable than that, and note the conditional: AMD has not formally announced the Zen 6 desktop lineup.

Intel: the refresh that actually fixed it

The original Arrow Lake launch in late 2024 was a disappointment in games, and Intel spent a year and a half hearing about it. The Core Ultra 200S Plus refresh reached retail on 26 March 2026 and is a different story. Intel added four E-cores per part, raised the interconnect clock by 900MHz, and moved supported memory to DDR5-7200.

Core Ultra 7 270K Plus — the value pick of the year

LGA1851 · DDR5-7200 · $299 launch MSRP

PC Perspective measured it at or slightly above the Core Ultra 9 285K, a chip that launched at $589. Tom's Guide gave it an Editor's Choice and described it as real competition for the 9800X3D in games while being far ahead for productivity. The Register called it Intel's most compelling value proposition in years. It is not the fastest gaming chip; reviewers were consistent that pure-framerate buyers still go AMD. It is arguably the most sensible one.

Core Ultra 5 250K Plus — the budget entry

LGA1851 · $199 launch MSRP

A KF variant without integrated graphics is also sold. Both parts drop into existing Z890 boards with a BIOS update, which is a genuinely welcome change from Intel's recent habit of breaking platforms. Note that Intel has publicly attributed recent price adjustments across product families to supply chain costs, so the $199 and $299 figures are launch MSRPs rather than a promise about what you will pay.

What Intel is actually building for 2027

Nova Lake, expected to be branded Core Ultra 400, is Intel's real answer. Leaks point to up to 52 cores, a large last-level cache block aimed squarely at 3D V-Cache, and fabrication on TSMC's N2 node. CEO Lip-Bu Tan told analysts in January 2026 that the chips would arrive before the end of 2026. A leaked internal schedule reported by Tom's Hardware in July says mass production starts in Q4 2026 with first retail parts in Q1 2027, and the top 52-core part possibly not until much later in the year.

The part that should drive your decision is not the core count. It is the socket. Nova Lake is expected to require LGA1954, a new socket and new boards. An LGA1851 system bought today is at the end of its upgrade path.

Apple, and the question people are too polite to ask

We build PCs, so read this with that bias in mind, but a chunk of the people who ask us for a custom tower would be better served by a Mac and we say so.

On 25 August 2026 Apple opened orders on a Mac mini with the M6 — its first 2nm chip — starting at $899, and a Mac Studio with M5 Max and M5 Ultra, starting at $2,499 with the M5 Ultra configuration from $5,499. Both ship 22 September 2026. Apple describes the M5 Ultra as a quad-die design with up to 512GB of unified memory at 1.2TB/s. Those are Apple's figures, from preproduction parts, and independent testing was not yet published when we wrote this.

Where the Mac genuinely wins

Running large language models locally. Unified memory means the GPU can address the whole pool, and there is no consumer graphics card on the market with anything close to 512GB. If your workload is "load a very large model and run it on my desk", a Mac Studio is not a lifestyle choice, it is the tool.

Where it does not

Games, and anything you intend to upgrade. Apple Silicon RAM and storage are soldered, there is no GPU slot, and you cannot swap the processor. You buy the machine you will own in five years on day one. On a custom PC, the GPU, memory, storage and often the CPU are all replaceable. In a year where memory prices are this volatile, being able to buy 16GB now and add more later is a real financial option, and Apple does not sell it.

The Ryzen 9 9950X3D2 is deliberately absent from this table. We are not comfortable ranking it until independent reviews exist.

The graphics card problem

There is a reason this article is about processors. Tom's Hardware noted in mid-2026 that essentially no new gaming GPUs had launched in almost a year, and the cards that exist are not selling at the prices they launched at. Published retail tracking in the last few weeks has shown the RTX 5090 near $4,298, the 5080 near $1,479, the 5070 Ti above $1,000 against a $749 launch price, the RX 9070 XT around $720 and the RX 9070 around $650.

Those figures diverge between outlets, sometimes by hundreds of dollars, because availability is regional and erratic. TechSpot recorded the RX 9070 XT briefly returning to its $600 MSRP. PC Gamer's tracker had it well above that in the same period. Both are probably right about what they saw. Check three retailers on the day you buy.

The practical consequence: the CPU is now the cheap, stable, high-confidence part of your build. Spending an extra $100 on the processor is a smaller decision than it has been in years, because it is a rounding error against what memory and graphics are doing.

Buy now, or wait for 2027?

This is the actual question, so here is our actual answer.

Build now if

  • You need a working machine in the next six months. Waiting has a cost and the memory market is not on your side.
  • You are buying AMD. If Zen 6 lands on AM5 as expected, an X3D chip and an 800-series board today gives you a drop-in upgrade later without a new motherboard.
  • You already own DDR5 or a live AM4 board. Reusing memory is the single biggest saving available in 2026.

Wait if

  • You were planning to buy Intel and you can hold out. Buying LGA1851 now means buying a platform that ends with the chip you put in it. If a new socket is coming in Q1 2027, that is worth a few months of patience.
  • Your current machine is fine and you were upgrading out of habit. This is the worst year in over a decade to upgrade for its own sake.

Do not wait for

  • Cheap memory. IDC and TrendForce both point past 2027 for meaningful supply relief, and SK hynix's chief executive has suggested the shortage could persist for years. New fabs take years to build.
  • A confirmed Zen 6 date. AMD has not announced one. Everything in circulation is a leak or a data-mined document.

What this means in San Diego specifically

Power draw is not a footnote here. SDG&E residential rates are among the highest in the country, which changes the maths on a 200W processor versus a 120W one. The arithmetic, so you can substitute your own numbers: an 80W difference, four hours a day, 365 days, is about 117 kWh a year. At $0.45 per kWh that is roughly $53 a year, every year, for the life of the machine. Check your own rate on your bill rather than trusting our placeholder.

Coastal builds need filter discipline. If you are in Del Mar, PB, OB or anywhere the marine layer reaches, salt-laden air is mildly corrosive and coastal dust loads intake filters faster than inland. Nothing exotic is required, but a positive-pressure case with filtered intakes and a monthly filter rinse will do more for the life of your machine than any component choice on this page.

Inland heat is a real constraint. An unconditioned room in El Cajon, Escondido or Ramona in August is a materially different thermal environment than one in La Jolla. If that is your situation, efficiency is not an abstract virtue; it is the difference between a machine that throttles in summer and one that does not.

There is no Micro Center here. Everything arrives by mail, which means return windows, RMA timing and price-lock decisions matter more than they do for a builder who can drive to a store. If you want the parts vetted and the machine assembled, tested and delivered locally, that is the service we run.

What we do and don't do

We spec, source, assemble, cable-manage, benchmark and deliver custom desktops across San Diego County, and we repair machines we did not build. We are honest about the boundaries: we do not do enterprise or data-centre deployments, we do not ship overclocks beyond validated, stable settings, and we cannot guarantee component pricing in a market moving this fast. If a build does not make sense right now, we will tell you that instead of selling you one.

Common questions

What is the best CPU for a gaming PC right now?

The Ryzen 7 9800X3D for most people, or the 9850X3D if you want the fastest available and the extra spend does not bother you. If your budget is tight or you also do productivity work, the Intel Core Ultra 7 270K Plus at a $299 launch MSRP is the better overall buy even though it is slower in games.

Should I wait for Intel Nova Lake or AMD Zen 6?

If you were going to buy Intel and can wait, yes, because Nova Lake is expected to use a new LGA1954 socket, so an LGA1851 board bought today has no upgrade path. A leaked roadmap points to first retail parts in Q1 2027. If you were going to buy AMD, waiting is less compelling, because Zen 6 is expected to stay on AM5 and drop into a board you can buy now. Both timelines come from leaks, not vendor announcements.

Is 16GB of RAM enough in 2026?

For gaming, mostly yes, and this year that matters financially in a way it did not before. With 32GB DDR5 kits quoted around $375 to $400, the jump from 16GB to 32GB is no longer a cheap box to tick. Buy 32GB if you stream, run virtual machines or edit video. Buy 16GB in a four-slot board and add more later if you are purely gaming and the budget is tight.

Will my Ryzen 9000 motherboard work with Zen 6?

Probably, but it is not confirmed. AMD stated in May 2026 that it intends to support socket AM5 through 2029, and AMD documentation surfaced by data miners lists the Zen 6 desktop family under AM5. A BIOS update will almost certainly be required. AMD has not formally announced the lineup, so treat this as well-evidenced expectation rather than a guarantee.

Is a Mac mini or Mac Studio a better buy than a custom PC?

For quiet desktop work in macOS, or for running large AI models locally on unified memory, a Mac is often the better machine. For gaming, or for anything you plan to upgrade over time, it is not: Apple Silicon memory and storage are soldered and there is no GPU slot, so the configuration you buy is the one you keep.

Is this just a bad time to build a PC?

It is an expensive time, driven almost entirely by memory and storage rather than processors. But waiting is not obviously cheaper: analysts are not forecasting meaningful DRAM or NAND relief before late 2027 at the earliest. If you need the machine, build it, spend carefully on RAM and storage, and put the savings into a CPU and motherboard that will still be useful in three years.
